Are you kidding? It would be the perfect relationship! I mean, only if you like him. But c'mon. He lives like right there and could easily throw rocks at your bedroom window at night and you guys could have long talks on your porch and long kisses on the swing in his backyard. What I am trying to say is that you should never be afraid to take a chance with a guy, especially if he is a total sweety and treats you right. I think you should go for it with this guy but tell him before hand that you always want to be friends and you don't want things to be akward if things don't work out.
